How the communities differ.
Liberty
Hillwood Communities, 535 acres and 1,855 homes. Amenity center with pool and splash pad, sports pavilion with gas grills, sand volleyball, catch-and-release fishing pond, playgrounds, soccer fields and walking paths, with Harry McKillop Elementary inside the community. New-construction sales concluded in 2024, so what remains is builder inventory and resale. HOA managed by 4Sight Property Management.
Milrany Ranch
UnionMain Homes, with pool, hike-and-bike trails and a basketball court. HOA assessment $1,268 annually. Listed from $450,990 on NewHomeSource and from $420,990 on the builder's own site on the same day — ask which applies to the home you want.

Riverstone Estates, a Wilbow Corp. development of 652 homes on 268 acres in Melissa ISD, with lots going to builders in Q1 2027 and initial builders Perry Homes, Drees Custom Homes and Homebound.

Melissa ISD enrolled 7,735 students across nine schools in 2024-25 per federal data, and district materials cited 8,400 students in April 2025 with a projection of 12,900 by 2034. Voters approved an $875 million bond in May 2025, and Highland Elementary and East Cardinal Middle School opened in August 2025. Campus ratings and data: txschools.gov.
Getting around
Distance and access.
The center of Dallas is 40 miles southwest of Melissa. US-75 and SH-121 converge in southwest Melissa and run six miles southwest to McKinney.
Growth
What is under construction.
H-E-B opened a 131,000 sq ft store with about 600 employees at US-75 and SH-121, and a 123,000 sq ft Kroger Marketplace representing a $36 million investment and more than 300 jobs opened in October 2024. On the roads, the $157.4 million US-75 project from I-635 to SH-121 and the $80 million widening north of Melissa were both reported 95% complete in early 2026, and the $42.8 million SH-5 widening was 65% complete with an October 2026 finish date.
