    The City of Princeton lists eleven active PIDs — Arcadia Farms, Brookside, Crossroads, Eastridge, Westridge, Whitewing Trails, Winchester Crossing, Sicily, Southridge, Windmore and Serenity — and publishes no assessment rates for any of them, telling residents to check their closing documents. A PID assessment sits on top of the 1.877989 combined rate. Separately, the city's own page shows a 2026 city rate of $0.472959 that does not reconcile with the county's posted 2025 sheet, so confirm the current city rate before relying on a total.

      From $262,490, 1,352–2,471 sq ft. Flex Cash up to $10,000 on select inventory homes with DHI Mortgage, expires 27 September 2026. FHA 4.50% (5.503% APR) with 3.5% down and 3.250% discount points, or conventional 4.99% (5.489% APR) with 5% down and 3.250% discount points, closing by 30 October 2026.

      Confirm: Discount points are a real cost. Ask what the rate is without them.

    • Lowry Trails, Windmore, Whitewing Trails

      Trophy Signature

      Lowry Trails from $257,990; Windmore from $285,990, 1,628–3,594 sq ft; Whitewing Trails from the low $300s, opening October 2026. Trophy advertises 1.99% rates and free appliances.

      Confirm: Trophy publishes no APR and no expiration for that rate. Ask for the written disclosure with the APR before you compare it to anything.

    Princeton ISD enrolls 11,388 students across 16 campuses — ten elementary, three middle and two high schools — per the most recent TEA release. Voters approved a $797 million bond in 2023 for eight new campuses, with construction running 2025 to 2032, and the district projects 19,574 students by 2034. Campus ratings and data: txschools.gov.

    Princeton to Dallas is 42 miles via US-75 and TX-121.

    Growth

    US-380 is being widened from four lanes to six between Airport Drive in McKinney and CR 458, reported 25% complete in May 2026 with completion estimated at the end of 2028. The US-380 bypass north of Princeton — 11.7 miles, roughly $8 billion — is not currently funded and TxDOT has not developed a letting schedule, so do not count on it. A 100,000 sq ft Kroger Marketplace representing about $40 million and 200 jobs is planned to open in late 2027 as part of the 66-acre Princeton Town Center, which also announced Home Depot, Hobby Lobby, Texas Health Resources, TJ Maxx, HomeGoods, PetSmart and others, with a grand opening in late fall 2027.
