    Developed by Tellus Group. Southgate's 71-foot series starts at $889,900 with 3,279 to 4,499 sq ft, and the community averaged $886,796 and $273 per sq ft on NewHomeSource.

    Ladera Prosper

    An Epcon 55+ age-restricted community of 244 homes, 1,647 to 2,930 sq ft, with clubhouse, fireplace pavilion, fitness center, gated entry, outdoor kitchen, pickleball, pool and walking trails.

    How Prosper is zoned

    The town carries more than 130 planned development districts, which is how lot sizes and standards are set community by community rather than by uniform citywide zoning. Communities are sold in lot-width series, so compare the series, not just the community.

    Prosper ISD enrolls 33,651 students across 32 campuses — 21 elementary, six middle and five high schools — and adds roughly 3,400 students a year. Voters authorized $2.7 billion in 2023, described by the district as the second-largest bond approval in Texas history, and four campuses opened for 2025-26: Thomson Elementary, Smothermon Elementary, Moseley Middle and Richland High School. Attendance boundaries for 2026-27 are under review. Campus ratings and data: txschools.gov.

    The Prosper EDC places the town 30 miles north of Dallas, with DFW International and Dallas Love Field each within a 40-minute drive. The Dallas North Tollway Phase 4A from US-380 to FM 428 is scheduled to open in late 2027.

    Growth

    What is under construction.


    Medical City Healthcare has a 573,300 sq ft hospital campus proposed at Frontier Parkway and Dallas Parkway, which would be Prosper's first hospital; a preliminary site plan was approved by planning and zoning in August 2025 pending council approval. Six retail centers were in the pipeline as of January 2026, including Westfork Crossing at 157,300 sq ft. The Prosper EDC states a current population of 49,355 and projects about 72,000 residents at build-out in 20 to 25 years.
