Heath sells something the northern corridor stopped offering years ago: land and water, close in. Homesites here run roughly half an acre to five acres and more, and the oversized lot is the norm rather than the exception — which is why the architecture is custom rather than production. Lake Ray Hubbard forms the western edge of the city, so lakefront estates with private docks and open water views are a genuine property type here and not a rare listing. Buffalo Creek is the established golf-course development, laid out decades ago and now matured; newer custom construction is concentrated in areas such as Ridge Lakes. Luxury homes ran roughly $1.2 million to $6 million and above in 2026, with a median luxury price near $1.35 million and about $310 per square foot. Downtown Dallas is roughly thirty minutes west via I-30. Rockwall County market data for August 2026 shows an average sale price of about $538,000 countywide, 1,182 single-family homes available, 65 days on market, 6.1 months of inventory and 94.9% of list price achieved. Heath sits at the top of that county distribution rather than in the middle of it, but the county-level inventory and list-to-sale figures still describe the negotiating environment a buyer walks into here.

Lakefront and lake-view homesites on Lake Ray Hubbard carry private docks and boat slips where the shoreline permits. I-30 runs immediately north of the city and carries traffic west into downtown Dallas in roughly thirty minutes depending on the hour, which is shorter than the run from much of the northern corridor. Lake Ray Hubbard sits on the western and northern edges, with shoreline parks, marinas, boat ramps and open water directly accessible from the lakefront neighbourhoods. Day-to-day retail, dining and services are concentrated a few minutes north in Rockwall along the I-30 frontage and around the historic downtown square. The city and the surrounding county carry substantial park, trail and open-space acreage. DFW International Airport is generally fifty minutes to an hour west; Dallas Love Field is closer.
