    Westlake is one of the lowest-density municipalities in the metroplex. Residential development is concentrated in gated communities and estate-acreage parcels rather than conventional subdivisions, and the Solana mixed-use and office campus provides the town's commercial base. Its position on SH-114 places it between the Fort Worth side of the metroplex and the north Dallas corridor.

    Estate homes on acreage and guard-gated custom developments define the market, with Mediterranean, traditional and contemporary custom architecture and construction spanning the 1990s through current-year builds. Lots are large — multi-acre parcels are common — with rolling terrain and significant setbacks. Property types are almost entirely single-family detached custom homes; inventory volume is low by design.

    SH-114 runs through the town, connecting east toward the Dallas North Tollway corridor and southwest toward Fort Worth. The Solana campus provides on-site office and dining, with Southlake Town Square minutes east and Alliance Town Center to the west. DFW International Airport is roughly fifteen to twenty minutes southeast. Open space, trail systems and Grapevine Lake are nearby.

    Why is inventory so limited?
    The town is intentionally low-density, and much of the residential base sits on multi-acre parcels inside gated developments. Fewer homes exist, so fewer trade in any given month.
    What is the typical property here?
    A custom-built estate home on acreage, frequently within a gated community, built from the 1990s forward in traditional, Mediterranean or contemporary custom styles.
    How is the access to employment centers?
    Solana is inside the town. SH-114 connects to the Alliance corridor west and the Dallas North Tollway corridor east, and DFW International Airport is roughly fifteen to twenty minutes away.
    What is different about buying on acreage?
    Survey and easement review, well or septic systems where applicable, utility service, and deed or development restrictions all matter more than they do on a platted town lot. Those items get worked through during the option period rather than after closing.
