Frisco is predominantly newer construction. Development happened fast enough that most of the housing stock dates from the 1990s forward, organized into master-planned communities with their own amenity centers, trail systems and HOA structures. The city's corporate employment base — Legacy West, the Fields development and The Star — is one of the main reasons buyers relocate here.
The housing
What you'll actually find.
Newer construction dominates: production and semi-custom homes from the 1990s and 2000s, plus current custom and gated development at the upper end. Traditional, transitional and modern-transitional elevations are the norm. Lots are platted within master-planned neighborhoods, with larger and gated parcels concentrated in specific developments. Property types include single-family detached, townhomes and a growing set of luxury attached product near the mixed-use districts.

The Dallas North Tollway and the Sam Rayburn Tollway (SH-121) frame the city and connect it to the wider metroplex. Legacy West, Fields and The Star provide concentrated office, retail and dining, and Frisco maintains an extensive municipal park and trail network. DFW International Airport is roughly thirty to forty minutes southwest depending on the route and time of day.

- Is everything here new construction?
- Most of it is recent by DFW standards — largely 1990s and newer — but there is a real spread between 1990s production homes, 2000s semi-custom neighborhoods and current custom and gated builds.
- What should I know before buying directly from a builder?
- The builder's representative works for the builder. Their contract is not the standard promulgated form, the incentives are usually tied to their preferred lender, and the upgrade list is where margin lives. I represent you through that process at no cost to you when I register with you on your first visit.
- How do the master-planned communities differ?
- They differ in age, amenity package, HOA structure and dues, lot sizing, and how much of the neighborhood is still under construction. Those differences show up directly in resale, so we compare them explicitly.
- Where are the employment centers?
- Legacy West and the Dallas North Tollway corridor to the south, the Fields development to the north and west, and The Star district in the center of the city.
