Preston Hollow, Texas — Large wooded lots inside the city limits

    North Dallas

    Preston Hollow

A north Dallas area known for unusually large, wooded lots, mid-century estates and contemporary custom construction, with direct access to the Dallas North Tollway.

    Overview

Large wooded lots inside the city limits.

Preston Hollow is defined by its lot sizes. Many properties sit on half an acre or more with heavy tree cover and winding, non-grid streets, which is rare this close to the core of a major city. The building stock ranges from preserved mid-century estates to contemporary custom homes built on scraped lots, so architectural variety here is much wider than in the Park Cities.

    The housing

    What you'll actually find.

Expect mid-century ranch and traditional estates alongside recent contemporary and transitional custom construction. Lot character is the defining attribute: large, irregular, wooded parcels, many with circular drives, guest quarters, pools and outbuildings. Construction era spans roughly the 1940s through the current year, with active teardown-and-rebuild throughout. Property types are almost entirely single-family detached; larger acreage compounds appear at the upper end.

    The setting

    What it sits next to.

The Dallas North Tollway runs through the area, connecting south to Uptown and Downtown Dallas and north to the Legacy and Frisco corporate corridor. Preston Royal and Preston Forest cover neighborhood retail and dining; NorthPark Center is a short drive southeast. Dallas Love Field is roughly fifteen minutes southwest and DFW International Airport about twenty-five minutes west. White Rock Creek greenbelt and trail access sit to the east.

    Preston Hollow questions

    Asked and answered.

How large are the lots, really?
Half an acre is common and full-acre-plus parcels exist, particularly on the interior streets. Lot size, tree cover and street frontage drive a large share of value here — more than square footage does in some cases.
Is it mostly older homes or new builds?
Both, often adjacent. Mid-century estates sit next to contemporary custom homes built in the last few years, because scrape-and-rebuild activity has been continuous.
How is the commute to the north corridor?
The Dallas North Tollway runs directly through the area, which is the practical reason many buyers working in the Legacy West and Frisco corridor look here rather than farther north.
What should I look at closely on a large wooded lot?
Drainage and grading, tree health and root proximity to the foundation, the age of the septic or sewer connection where applicable, and how the lot is likely to be treated by future construction next door. I bring the right specialists out during the option period.
