    Celina was a small town on the northern edge of Collin County and is now the fastest-growing city in the United States by population growth rate. Development is running along the Preston Road and Dallas North Tollway corridors and out into what was farmland, in master-planned communities with their own amenity programmes. The original downtown square is still there and still the civic centre of the city, which is not true of every suburb that grew this fast. What makes Celina interesting right now is not the growth rate on its own — it is that the supply arriving has moved pricing in the buyer's favour.

    Published 2026 market and census data records Celina as the fastest-growing city in the United States by population growth rate, at nearly 25%, reaching about 64,000 residents in 2025.

    The same 2026 data shows new home sales up 61% year over year, with a median new-home price of about $520,000 — down 22% year over year as supply increased. Collin County as a whole led Dallas–Fort Worth with a 20% year-over-year rise in total home sales.

    That falling median is a real signal rather than a marketing line. More finished and near-finished inventory competing at once means a buyer here has materially more negotiating room than a buyer had two years ago — on price, on what gets included, and on terms. It is also the kind of window that closes without announcing itself, which is the honest reason to have someone watching it with you.

    New construction, almost entirely. Production and semi-custom homes in traditional and modern-transitional elevations make up the volume, with custom homesites and larger acreage parcels in specific developments and on the outer edges. Lot sizes range from compact platted lots in the denser phases through wide homesites and acreage further out. Property types are predominantly single-family detached; attached and rental product exists near the newer retail nodes.

    Preston Road runs north–south through the city and the Dallas North Tollway extension carries traffic south toward the Frisco and Plano employment corridors, generally twenty-five to forty minutes depending on the hour and how far north you are. Retail and dining are concentrated around the downtown square and the newer Preston Road centres, with more under construction. The city and the master-planned communities together carry the park, lake and trail acreage. DFW International Airport is roughly fifty minutes to an hour southwest.

    Why has the median new-home price fallen while the city is growing so fast?
    Supply. Published 2026 market data puts the median new-home price at about $520,000, down 22% year over year, while new home sales rose 61%. Builders delivered a lot of homes at once, and homes competing against each other price differently than homes buyers are queuing for. Growth and softening prices are not a contradiction — they are what happens when construction outpaces absorption for a while.
    Does that mean I should wait?
    I cannot tell you where prices go next and I will not pretend otherwise. What is knowable is the position you are in today: more standing inventory means more leverage in the negotiation than a buyer had two years ago. What that is worth depends on your timeline, not on a forecast.
    What is actually negotiable on a new home here?
    More than the sticker. Depending on the builder and where the home is in its build cycle, the conversation can include price, what is included in the finish level, closing cost contributions, the lot premium, and timing. Builder incentives change constantly, so I will not publish current ones — I check what is live at the moment you are deciding.
    What about property taxes and MUD or PID assessments?
    Worth understanding before you make an offer, not after. Newer developments frequently carry MUD or PID assessments that fund the infrastructure, and they do not show up in the list price while they very much show up in the monthly payment.
