Where new construction in the metroplex is most attainable.
This is a volume corridor, not a luxury one, and there is no reason to dress it up. Princeton, Melissa and Anna sit along the US-75 and SH-121 side of Collin County and have absorbed an extraordinary amount of new construction in a short period. The housing is new, the pricing is the most attainable new-construction pricing in the metroplex, and because so much has been delivered at once, buyers here have more leverage than almost anywhere else in Dallas–Fort Worth. Everything else follows from that: infrastructure is still catching up, commutes are longer than in the inner suburbs, and retail arrives after the rooftops do. Those are trade-offs, not defects, and they are worth naming plainly before you buy rather than discovering afterward.

In the 2025 Census population estimates, Princeton, Melissa and Anna ranked third, fourth and fifth fastest-growing cities in the United States, with Celina first — four of the top five in a single Texas county.
Published 2026 market data shows Collin County total home sales up 20% year over year, the strongest gain in Dallas–Fort Worth. Read alongside the delivery volume in this corridor, the practical effect is a buyer's negotiating position: a lot of new homes are competing for the same buyer at the same time.

The housing
What you'll actually find.
Production new construction is the market. Single-family detached homes on platted lots, brick and stone elevations, one and two storeys, commonly from the mid-1,500s through the low 3,000s in square footage, delivered in phases by a rotating set of national and regional production builders. Semi-custom and larger-lot product exists but is the exception. Older housing stock survives in the original town centres of all three cities, which is where the character is.

US-75 runs the length of the corridor and connects south through McKinney and Plano toward the Dallas employment centres; SH-121 and the Sam Rayburn Tollway carry traffic west toward Frisco. Commutes to the major employment corridors generally run forty minutes to an hour depending on the hour and the origin. Retail and dining are concentrated in the original downtowns and in newer centres along the highways, with more under construction. Lavon Lake and its shoreline parks sit on the eastern side of the corridor.

- Is this corridor a compromise?
- It is a trade, and a straightforward one. You get newer construction and lower pricing than the inner suburbs, and you pay for it in drive time and in infrastructure and retail that are still arriving. If the drive works for your life, the value here is real. If it does not, no amount of square footage fixes it.
- Why is buyer leverage stronger here?
- Volume. Three of the five fastest-growing cities in the country in the 2025 Census estimates sit in this corridor, and the construction that produced that ranking is still being delivered. When many similar new homes are finishing at once, the buyer has choices, and choices are leverage — on price, on inclusions and on terms.
- What should I check on a production home?
- The contract, which is the builder's own and not a promulgated form; the lot's grade and drainage and what will eventually be built behind it; the MUD or PID assessment on that address, which is common here and changes the monthly number; the finish level actually included versus shown in the model; and the pre-drywall and final walkthroughs, which I attend.
