Prosper is a town being built in this decade. Development is organised into master-planned communities that arrive whole — amenity centre, trail system, lakes and landscape plan platted before the first slab is poured — and the range of builders inside a single development is wider than most buyers expect, running from production product through semi-custom to fully custom homesites. Lots are generally larger than the Frisco average, and the town has held to lower density as it has grown. The Dallas North Tollway and Preston Road are the two spines that carry it, and both are still being widened and extended as buildout continues.

Published Collin County market data for 2026 shows total home sales across the county up 20% year over year, the strongest gain in Dallas–Fort Worth. Prosper sits inside that count, and the practical effect for a buyer is more standing inventory and more room to negotiate on a new home than there was two years ago.

What you'll actually find.
Almost everything is new or nearly new. Traditional and modern-transitional elevations dominate — brick and stone, steep gables, courtyard-entry garages — with a growing share of contemporary custom at the upper end. Square footage commonly runs from the low 2,000s in production neighbourhoods to well above 4,000 in the custom and semi-custom sections. Lot widths are wider than the metroplex norm in most developments, with acreage and estate homesites in specific pockets. Property types are overwhelmingly single-family detached, with limited attached product near the retail nodes.

The Dallas North Tollway runs along the western side of the town and Preston Road through the middle, putting the Legacy West and Fields employment corridors fifteen to twenty-five minutes south depending on the hour. Gates of Prosper carries the bulk of the retail and dining, with more under construction along the Tollway frontage. The town maintains a substantial park and trail network, and several master-planned communities add their own amenity centres, lakes and open space on top of it. DFW International Airport is generally forty to fifty minutes southwest.

- What kind of builders are active in Prosper?
- A wide range, and that is the point. Inside a single master-planned community you can find production builders working from fixed floor plans, semi-custom builders who will move walls and change elevations, and custom builders on dedicated homesites. Product type, price band and design character are what separate them, and I compare them on those terms.
- How do lots here compare with Frisco?
- Generally wider and deeper. Much of Prosper was platted at lower density than the comparable Frisco developments, which is one of the main reasons buyers move a few miles north for the same money.
- What should I check before signing with a builder?
- The contract, which is the builder's own form rather than a TREC promulgated one; the lot, including grade, drainage and what will eventually back it; the upgrade list, where a lot of margin lives; the preferred-lender arrangement; and the MUD or PID assessments on that specific address. - Is it worth buying while the community is still under construction?
- Sometimes clearly yes, sometimes clearly no, and the difference is what is still unbuilt around you and how the remaining phases are priced. Early phases can carry better pricing and worse noise; later phases carry the opposite. We look at the phasing plan before you pick a lot rather than after.
