    StarView is small on purpose. About 173 homesites is a fraction of what a north Collin County development is usually platted for, and the scarcity is the product: fewer homes, fewer elevations repeating down the street, and a finished streetscape reached in a matter of phases rather than a decade. The builder list is short — Britton Homes, Highland Homes and Tradition Homes — which keeps the architectural language consistent without making it uniform. Homes run roughly 3,516 to 4,488 square feet with four to five bedrooms, priced from about $869,900 to $1,399,000 as of 2026. What is unusual is the amenity programme: an amenity centre, a resort-style pool, a splash pad, trails and lake access, sitting immediately beside the mixed-use retail and dining of Gates of Prosper. Communities this size do not normally carry that, and communities that carry that are not normally this size.

Lots are platted at low density with wider frontage than the production norm, and homesite position — what backs it, how it drains, how far it sits from the amenity centre — moves both the premium and the eventual resale more than any finish selection will.     StarView sits inside the Gates of Prosper area, which puts its retail, dining and services within a short drive rather than a commute. Preston Road and the Dallas North Tollway are both close, carrying traffic south toward the Legacy West and Fields employment corridors in roughly twenty to thirty minutes depending on the hour. Prosper's municipal park and trail network extends around the development, and the community's own lake, trails and amenity centre sit inside it. DFW International Airport is generally forty to fifty minutes southwest.

What the MUD or PID assessment does to the monthly number that the list price never shows.
